Tire’s Warehouse has signed a lease for 170,000 square feet of industrial space for the first building under construction, which will begin Phase II of the center at the Needham Ranch in Santa Clarita.

A division of US Venture Inc., Tire’s Warehouse – a family-owned tire wholesaler in California, Nevada and Arizona – moves from Sylmar.

Needham Ranch, an industrial park developed by Trammell Crow Co. and Clarion Partners, already rents Amazon.com Inc., DrinkPak, LA North Studios and Illumination Dynamics.

Tire’s Warehouse will occupy Building 10 in the industrial park. The balance of the Phase II buildings at Needham Ranch, due to begin construction later this year, will be between 85,000 and 320,000 square feet.

Craig Peters, Cameron Merrill and Doug Sonderegger of CBRE Group represented the landlord, while John DeGrinis of Newmark and Andrew Morrow (now at Cushman & Wakefield) represented tenant Tire, who will move into the building within the next two months after completion.

“We’re excited to have a great company like Tire’s Warehouse choosing the Needham Ranch center as their new home,” Peters said in a statement. “The building provided the perfect location along with state-of-the-art features and will be a great long-term solution for your business.”
