Spec Home on the Canals of Venice, California, Lists for $7.6 million

A contemporary-style spec home along the Venice Canals in Los Angeles County has hit the market for $7.6 million.

The black-brick home features four bedrooms and five and a half bathrooms over three floors, according to last week’s listing with Sandra Miller of Engel & Völkers Santa Monica.

Due to the home’s positioning on the canal, “it’s light on all three levels, which is really hard to get right,” she said.

Part of that is the placement of the windows, she added, noting that the Venice-based interior design company Chinese Jesus has been working alongside Hermosa Beach, California-based architects and builders Silicon Bay, from the onset of the project.

“A spec builder generally won’t pull in designers, but [they] feel that it’s important…and that’s why it has such nice finishes,” Ms. Miller explained.

Natural materials such as wood and stone have been used throughout the residence, from the black oak wet bar in the great room to the marble fireplace surrounds, according to the listing. The exterior boasts cedar architectural flares and a front door made from white oak.

The main bedroom suite has a balcony overlooking the canal, a walk-in closet with a stone-top dresser and a bathroom with a black soaking tub. There are two additional bedrooms on the second level.

Upstairs, there’s a flex space—which could be a theater or a gym—next to a steam room and sauna, plus an entertainment room with a bar, according to the listing. There’s also another bedroom suite with a cedar ceiling that extends outside over a deck with built in seating and canal views.

An elevator runs between all three floors and there’s a front deck and yard on the canal.

“When you’re in the canals, it feels like you can be anywhere else in the world other than smack dab in the center of Venice,” Ms. Miller said. “It’s like this otherworldly neighborhood. That’s why I love it.”

The underlying property last traded for nearly $2.6 million in 2018 in a deal for two parcels, according to records with PropertyShark.
